Sydney's life sciences sector marked a significant development with Kurraba Group announcing on May 25 the first confirmed partners for ION, a purpose-built commercial life sciences precinct in Waterloo. The project aims to provide specialized infrastructure for organizations in life sciences, biotech, medtech, deeptech, and pharmaceuticals.
The inaugural partners—SmartLabs, International Workplace Group (IWG), and Thermo Fisher Scientific—are set to play key roles in the new ecosystem. ION represents an investment of approximately $490 million and will offer more than 27,000 square meters of lab-enabled space across multiple buildings up to ten levels high. This is intended to address Australia's longstanding shortage of scalable infrastructure tailored for the commercialization and growth of scientific research.
Nick Smith, CEO and Co-Founder of Kurraba Group, said the precinct is designed to create conditions that help research move efficiently into real-world impact. "ION represents a significant advancement for Australia's innovation and life sciences industry. By combining purpose-built infrastructure with leading global partners, we are creating the conditions for research to translate more efficiently into real-world impact," Smith said.
A notable feature will be SmartLabs' introduction of its "lab-as-a-service" model to Australia. This approach offers flexible laboratory environments without requiring substantial upfront capital investment from emerging companies. The partnership between SmartLabs and IWG at ION marks their first collaboration under a new global expansion strategy. Brian Taylor, CEO of SmartLabs, said this creates an opportunity to bring greater flexibility and operational capability to Australia's sector.
Thermo Fisher Scientific Australia and New Zealand Director - Strategic Partnerships & Precincts Darren Verney said partnerships like ION are critical for strengthening Australia's long-term capability, "By working with Kurraba Group, we are helping to create environments where scientists and innovators can accelerate life sciences research, solve complex challenges and ultimately bring new therapies and diagnostics to market faster." The precinct was designed by HDR architects; Buildcorp has been appointed as construction partner. Construction is expected in coming months with completion targeted for Q4 2028.
